What Is A Home Report?
A Home Report contains a pack of three documents
- A Single Survey, which requires a surveyor's assessment
- An Energy Report, which also requires a surveyor's assessment
- A Property
Questionnaire, completed by the seller
The seller is responsible for providing the Home Report which is made available
on request to prospective buyers of the home.
What's Included In The Detail?
The Single Survey contains a plain English assessment by a Chartered Surveyor of
the condition of the home, a valuation and an accessibility audit for people with
particular needs. Any repair work will be categorised on a scale of 1-3. The categorisations
are as follows,
- 1 - no immediate action required
- 2 - repairs may need attention and it’s advisable to get estimates
- 3 - urgent repairs that are required immediately
The report contains a valuation which obviously is a subjective matter.
The Energy Report contains an assessment by a Chartered Surveyor of the energy efficiency
of the home and its environmental impact. It also recommends ways to improve its
energy efficiency. It also contains information such as current and potential estimated
running cost for lighting, heating and hot water.
Finally, the Property Questionnaire is completed by the seller of the home. It contains
additional information about the home, such as Council Tax banding and factoring
costs that will be useful to buyers.
How Much Does It Cost?
The cost of a Single Survey and Energy Report will vary according to the size of
the house. There should be very little, if any, costs associated with the Property
Questionnaire as it is completed by the seller of the home.
